Resident Inspector Check - Ready to let Properties
August 2008

The Resident Inspectors checked a random sample of four AHA ready to let properties, these included a property on a sheltered scheme and a property in the Miles Platting PFI area.

The following recommendations were made:-

Ensure that all properties meet the Clean Home Standard
Handover checks carried out by Housing Officer and Maintenance Inspector

Inform potential tenants what improvements are scheduled for each property
This information is recorded on the Void attribute sheet which the customer receives a copy of

Ensure all empty properties are safe and secure
Checks carried out by the Maintenance Inspector

Ensure the external areas of properties are decent, for example gardens and fences
Listed on the Schedule of Works drawn up by the Maintenance Inspector

Ensure the Miles Platting Voids Team is aware of the Clean Home Standard and that this needs to be met for every ready to let property

Ensure properties are decorated or appropriate decoration allowance is given to homes with poor decor.
